Relocating to Summerville SC (the sequel)

Sat, May 1st 2021 11:08 pm by Kevin Douglas Real Estate

3 years ago I wrote my first Blog on my website (which I had just built) and it was called "Relocating to Summerville?" and still today it has had far more reads than any other blog I have written. So I wanted to write a sequel to that Blog and talk about some big changes in my community as well as add a few things I left out 3 years prior... I will present to you my TOP 4 reasons as to why I love living in Summerville so here we go:

Reason to Love Summerville SC #1 - Great School Systems

My son was 2 when I wrote the 1st blog and he is now going on 6 years old and will be entering into the Dorchester 2 Public school system this year. My wife and I chose our neighborhood for many reas...

Do I need a Realtor to sell my home?

Thu, Feb 4th 2021 10:50 pm by Kevin Douglas Real Estate

Do I need a Realtor to help me sell my home... NO. Let me say that again, NO you do not. "Buu-uuh-uut your a realtor, your not supposed to say that Kevin". Look guys, I am, have always been and always will be, a straight shooter to everyone I come across and my honest answer to this common question is, No, you do not need a realtor to sell your home...

Lets rewind time back to 2012 when I owned a 4 bedroom 2.5 bath home in Dallas Texas. My girlfriend and I (now wife) were packing our bags and moving back to the southeast and needed to sale our home. Me being the independent strong alpha male I am, told my wife that we didn't need a realtor and that I would sell the home myself. So I did ...

Mortgage Forbearance

Thu, Jul 23rd 2020 8:47 pm by Kevin Douglas Real Estate

If you are taking advantage of Mortgage Forbearance, here are a few things you should know about the program. And I learned first hand that if you are planning on buying a home soon but have taken advantage of MF, then you should speak with your lender ASAP but you will have to be paid in full and a certain amount of time must pass before you can secure that new loan.

Moving to Charleston SC

Wed, Jun 12th 2019 4:58 pm by Kevin Douglas Real Estate

Sandy beaches, sunny weather, unbelievable food, industry, jobs, colonial history and many other wonderful things await you in Charleston SC. Almost any travel magazine you read will list Charleston amongst top cities to visit and/or live in, not only in the United States, but also in the world. So it is no surprise that people are moving to this area in droves. Finding people born and raised in this area is almost as uncommon as finding a snow flake in the Low Country.

With companies like Volvo, Boeing, Bosch, Mercedes, Cummins and all their supporting businesses moving into and/or expanding inside of the lowcountry, there are enough jobs to support more growth in our lovely corner of ...

Best and Worst Home Improvements for Your Money

Wed, May 15th 2019 10:20 pm by Kevin Douglas Real Estate

Smaller home renovation projects with a big impact on aesthetic appeal will pack the biggest bang for the buck in 2019, a new report finds. Less expensive but highly visible projects, like a new garage door or a minor kitchen remodel, top "Remodeling" magazine's annual Cost vs. Value report. "When you are buying a property, one of the things you want to check off is, do I have a functional kitchen I can live with before I make it my own?" said Clayton DeKorne, chief editor of the JLC Group, which includes Remodeling magazine. Conversely, spending hundreds of thousands of dollars on a master suite addition or a major kitchen revamp may make you and your family happy, but it won't necessari...

What to look for when buying a home

Sun, May 12th 2019 11:40 pm by Kevin Douglas Real Estate

I'm sure you have seen all those TV shows where the tv personality renovates a home and then has an OPEN HOUSE where potential buyers walk through the home saying things like "Oh honey, look how nice", "Wow, I love this kitchen" and "This place is perfect for us". But have you ever wondered what you SHOULD be looking at when you walk through a home that you are considering for purchase or rent? In this article I will discuss several of the things that I look at, as an investor and also as a home owner.

Look BEFORE you go look-

Most everyone knows what they are looking for in a new home to purchase; how many bedrooms and bathrooms do we want, how big should the home be, what part of town...

Is my credit good enough to buy a house?

Tue, Apr 30th 2019 11:31 pm by Kevin Douglas Real Estate

The most common reason I hear when asking people why they are renting as opposed to buying is "I'm currently working on my credit". Did you know that you can secure a government backed loan starting with a 580 credit score?  A lot of lenders require you to have a 620 but there are a few out there who will take on a 580. The higher the score, the lower the interest rate however buying a home with a 580 is very doable. You can always purchase the home and refinance at a later date when you have raised your credit score (yes buying the home will give your score a little dip because your taking on more debt).

So my question to you is... "Is that really the reason"??? Unless you went though ...

What is "Wholesaling"

Sun, Dec 9th 2018 10:40 pm by Kevin Douglas Investing

My background is in Supply Chain and Logistics so to me, a wholesaler is a middle man that connects the factories that product products to the retail stores and that sell the product. Until recently (6-8 months) I did not know that the term "wholesaling" existed in the world or real estate as well. And basically, a wholesaler is a wholesaler regardless of what he is selling. They are a middle man between a buyer and a seller and, like retail, there is also a need for wholesalers in real estate.

Last week I spent a few hours driving around town looking for distressed and vacant homes. When i saw a home that was distressed (shingles missing, wood rot present, etc...) I would add them to my...

Are You Living in Your Dream Home?

Sat, Nov 17th 2018 10:48 pm by Kevin Douglas Real Estate

It took me a while to count but I have lived in 18 different homes over my 36 years. That may be more than most people will see in a lifetime and I hope that I can slow things down now that I have kids but Im sure I will have a few more moves in me. With all those homes, I have yet to live in my DREAM HOME. I hope to one day have that dream home but for now... I'm still working on it.

Don't misunderstand, my family and I live in a very nice home that more than meets our needs, but its not my dream home. Its not so much about how big the home is, what type of counter types, or how many bedrooms, for me, its about where its at and what you can see from the front and back porch. I would li...

When is the Best Time to Buy or Sell a Home?

Fri, Nov 16th 2018 10:11 pm by Kevin Douglas Real Estate

Since selling and buying a home is such a momentous occasion, it’s easy to overlook the other, less exciting side of the process: moving. That’s right, if you’re planning to sell your home, you also need to plan for transporting 10 years’ worth of stuff, er, priceless treasures, to your new digs.

This article covers how using the following tips to time your move can lead to significant savings:

  • Timing selling and buying: Consider timing the sale of your current home during spring and summer and purchasing your next in the late fall or winter.
  • Moving off-season: Moving in late fall or winter can reduce your moving expenses, since demand for moving services is generally highest in the ...

How Much House Can I Afford

Tue, Nov 13th 2018 8:19 pm by Kevin Douglas Real Estate

I often receive emails from readers concerning whether or not the sender can afford a particular house – or how much house they can afford. The stories vary a lot in detail – some people have a down payment, while others do not, and some people have other debts, while others are debt free.

Regardless of the situation, though, I give these people the same advice. Your total debt payment for a given month should not exceed 30% of your take-home pay.

In other words, if you bring home $4,000 per month, your total debt payments for that month — including student loans, car payments, credit card bills, and your potential mortgage itself — shouldn’t exceed $1,200.

Now, that’s not necessarily...

Credit Score Needed to Buy a House in 2018

Sun, Nov 11th 2018 8:42 pm by Kevin Douglas Real Estate

So you want to buy a home but don't think your credit score is where it needs to be (my assumption since your reading this). This article was written by The Lenders Network and has very good content. Some lenders are better than others at helping you improve your score and then some don't have the bandwidth to help and they refer you to a credit repair company. Regardless, Credit Score (along with a little cash) is the biggest thing that prevent renters from buying. If you live in the Summerville SC area or relocating to Summerville SC, give me a call and lets chat (regardless if you renting or buying).

So what credit score is needed to buy a house? The answer is, it varies. In this ar...

When is the Best Time of the Year to Buy a Home???

Sat, Nov 10th 2018 7:31 pm by Kevin Douglas Real Estate

You’ve been saving to buy your first home. But timing is important if you want to find the best value for your budget. Certain times of the year are often better for buyers than sellers. Prices tend to drop during these periods, and that can mean sizable savings.

The best time to buy a house is usually autumn and winter
Autumn and winter are generally the best seasons to buy a house across all regions in the US. As the holiday season picks up, buyers and sellers are making plans and celebrating with family. In areas affected by the cold weather, this trend maybe more pronounced. As a result, people who are in the market to purchase homes are focused on other things, so there’s often less ...

So you Want to Flip a House?

Fri, Nov 9th 2018 10:27 pm by Kevin Douglas Investing

It was only in May of 2017 that I got the wild hair to get into real estate. That may sound like a long time but in the short 18 months I have... (deep breath in... and go) got laid off from a 6 figure job, purchased 5 rental properties for myself (with 2 more under contract), bought or sold 12 properties for others (with 3 more under contract), and closed on 2 house flips (with 2 more under contract), started 3 real estate companies and am in the process of starting a 4th, oh and we had a baby girl named Ellie... (deep breath out...).

The first point that I am trying to make here is that when you find something that you love to do, that's all you ever want to do. When I am chasing a dea...

Pro's and Cons of Buying and Renting

Wed, Nov 7th 2018 10:49 pm by Kevin Douglas Real Estate

I pulled this article from the Great Dave Ramsey. If you haven't heard of him, you should listen to his podcast or youtube videos or read his books (he is everywhere)! I don't agree with him on everything (like that you need to put down 20% and do a 15 year loan) however his principals are pretty solid. If your a renter and considering buying,  READ THIS BLOG. If you're a home owner already then your probably familiar with most of the advantages and disadvantages to both so it may be a little less helpful, but still a good read.

Are You Spending TOO Much on Rent?

Sat, Nov 3rd 2018 8:01 pm by Kevin Douglas Real Estate

Chances are if you are renting you are spending too much of your income on your monthly housing expense. There is a long-standing ‘rule’ that a household should not pay more than 28% of their income on their rent or mortgage payment. This percentage allows the household to save money for the future while comfortably covering other expenses.

According to new data released from, 49.5 million renters in the United States were cost-burdened in 2017, meaning they spent more than 30% of their monthly incomes on rent. This accounts for nearly half of all renter households in the country and is up 3.1 million from 2007.

When a household is cost-burdened by their monthly housin...

Investing with LEVERAGE

Thu, Nov 1st 2018 9:20 pm by Kevin Douglas Investing

Have you ever heard Real Estate investors mention "LEVERAGE"? If your a Dave Ramsey fan, you will not hear the word leverage, instead you will hear the word "DEBT". Now, I love Dave Ramsey, I think his "debt is dumb, cash is king" slogan is great.... for most people.... but not for me. At least not at this point in my life. Let me explain.

When I was in graduate school, my last class before I could graduate was one where we built a fictional company and used all the skills we had learned in school to run the company and compete against our classmates. Who knew, 5 years later, I would be in real estate and that an MBA would actually apply more here that it did when I was in the corporate ...

Relocating to Summerville SC?

Thu, Nov 1st 2018 9:15 pm by Kevin Douglas Summerville

4 years ago I relocated to Summerville SC from Dallas TX. I have lived in a few towns in Alabama, a few areas of Atlanta GA, just outside of San Francisco CA, Dallas/Fort Worth TX and finally landed in Summerville SC where, now after living here 4 years, I plan to retire here by age 45 through investing in real estate here (see my previous blog on investing with "leverage"). By no means do I consider myself a local nor do I attempt to play the part but my kids… they are.

A quick back story on how I got here...

It had been a sweltering summer day in Irving Texas, a suburb of Dallas, and I jumped into my 2001 Honda Civic well after the sun had sank on a Friday afternoon and zipped out of...
