Sandy beaches, sunny weather, unbelievable food, industry, jobs, colonial history and many other wonderful things await you in Charleston SC. Almost any travel magazine you read will list Charleston amongst top cities to visit and/or live in, not only in the United States, but also in the world. So it is no surprise that people are moving to this area in droves. Finding people born and raised in this area is almost as uncommon as finding a snow flake in the Low Country.

I'm sure you have seen all those TV shows where the tv personality renovates a home and then has an OPEN HOUSE where potential buyers walk through the home saying things like "Oh honey, look how nice", "Wow, I love this kitchen" and "This place is perfect for us". But have you ever wondered what you SHOULD be looking at when you walk through a home that you are considering for purchase or rent? Is my credit good enough to buy a house?

The most common reason I hear when asking people why they are renting as opposed to buying is "I'm currently working on my credit". Did you know that you can secure a government backed loan starting with a 580 credit score?  A lot of lenders require you to have a 620 but there are a few out there who will take on a 580. The higher the score, the lower the interest rate however buying a home with a 580 is very doable. You can always purchase the home and refinance at a later date when you have raised your credit score (yes buying the home will give your score a little dip because your taking on more debt). 

So my question to you is... "Is that really the reason"??? Unless you went though ...

What is "Wholesaling"

My background is in Supply Chain and Logistics so to me, a wholesaler is a middle man that connects the factories that product products to the retail stores and that sell the product. Until recently (6-8 months) I did not know that the term "wholesaling" existed in the world or real estate as well. And basically, a wholesaler is a wholesaler regardless of what he is selling. They are a middle man between a buyer and a seller and, like retail, there is also a need for wholesalers in real estate.

It took me a while to count but I have lived in 18 different homes over my 36 years. That may be more than most people will see in a lifetime and I hope that I can slow things down now that I have kids but Im sure I will have a few more moves in me. With all those homes, I have yet to live in my DREAM HOME. I hope to one day have that dream home but for now... I'm still working on it.

How Much House Can I Afford

I often receive emails from readers concerning whether or not the sender can afford a particular house – or how much house they can afford. The stories vary a lot in detail – some people have a down payment, while others do not, and some people have other debts, while others are debt free.

Regardless of the situation, though, I give these people the same advice. Your total debt payment for a given month should not exceed 30% of your take-home pay. 

In other words, if you bring home $4,000 per month, your total debt payments for that month — including student loans, car payments, credit card bills, and your potential mortgage itself — shouldn’t exceed $1,200.

Credit Score Needed to Buy a House in 2018

I don't agree with him on everything (like that you need to put down 20% and do a 15 year loan) however his principals are pretty solid. If your a renter and considering buying,  READ THIS BLOG. Are You Spending TOO Much on Rent?

Chances are if you are renting you are spending too much of your income on your monthly housing expense. There is a long-standing ‘rule’ that a household should not pay more than 28% of their income on their rent or mortgage payment. This percentage allows the household to save money for the future while comfortably covering other expenses.

According to new data released from ApartmentList.com, 49.5 million renters in the United States were cost-burdened in 2017, meaning they spent more than 30% of their monthly incomes on rent. This accounts for nearly half of all renter households in the country and is up 3.1 million from 2007.

Relocating to Summerville SC?

4 years ago I relocated to Summerville SC from Dallas TX. I have lived in a few towns in Alabama, a few areas of Atlanta GA, just outside of San Francisco CA, Dallas/Fort Worth TX and finally landed in Summerville SC where, now after living here 4 years, I plan to retire here by age 45 through investing in real estate here (see my previous blog on investing with "leverage"). By no means do I consider myself a local nor do I attempt to play the part but my kids… they are.
